The Lindley House

We are thrilled to have you book your reservation with
The Lindley House! To make things work for both of us, we have a few policies we’d like to make you aware of.
General

We regret that we cannot accommodate pets, and children under age 10. 

We are a small intimate B&B with only five rooms and as such our occupancy rates per room are strictly adhered to. Each of our rooms can only accommodate up to 2 guests, except the Bridger Room which can accommodate up to four. Please make sure your reservation matches the number of guests arriving as we cannot make exceptions.
 
Many guests are affected by smells and it makes it challenging to remove them from the room. It can also be a fire hazard. As a result, we don’t allow the burning of any candles, incense or the use of aromatherapy oils within our home.

Please stay in dining area (or on the deck/porch) when eating breakfast as it makes it difficult to clean and remove spills and smells in bedrooms. 


We do ask our guests to remove their outside shoes when in the house as this really helps with cleaning and noise on our beautiful wood floors. 

We do not offer daily housekeeping in our rooms (as we are mindful of water usage and do all of our own housekeeping), but we will freshen up rooms and change bedsheets/towels every three days for guests staying longer than 3 nights, unless the guest requests otherwise.  
Should a guest cause damage or require excessive cleaning..... we reserve the right to asess extra fees which will be charge to the card on file.  We will notify the guest of these additional charges. . 


Smoking
 
We are a non-smoking house (which includes the front porch, back deck and grounds).  Guests who smoke on the premises will be asked to check out and a $250 charge will be assessed to the credit card on file. This amount is to cover the cleaning charges incurred in rendering the room smoke-free for subsequent guests.
 
 
Reservations
 
To guarantee your reservation, a one-night deposit is required. The balance due will be charged to your credit card 14 days prior to your arrival date.

There is a 7% State Accommodations Tax added to all room rentals of 30 days or less.
 
 
Cancellations
 
Please be sure of your plans before booking. As a small inn dealing almost exclusively with advance reservations, date changes and cancellations affect us significantly. Consequently, during the busy season (May - Oct), should you wish to cancel or change your reservation for any reason, we require at least 14- days’ advance notice (30 days' for multiple room reservations) by email. With at least 14-days' (30-days') notice, we will refund your deposit, less a service charge of $30. Cancellations made within the 14-day (30-day) period will be charged for the full amount of the reserved stay unless we are able to rebook the room. If we are able to rebook the room, we will refund the rebooked portion, less the $30 service charge.

During the regular season (Nov-April) we have a 24 hour cancellation policy for a refund (minus the $30 service charge).
 

Check-in and Check-out
 
You are welcome to check in between 3 p.m. and 6 p.m. If you are unable to arrive by 6 p.m. please call or email us so that we know your plans and that way we won't miss you. Since we are a small B&B, and this is our home, we ask our guests to check in by 9:30 pm (otherwise it's challenging for us and other guests). If you know you are going to arrive later than that, and still want to stay with us, please make plans for your first night somewhere that can handle your late arrival. Then check in with us on your second day! Please plan on checking out by 11 a.m. in order to allow us enough time to clean and ready the room for the next guest. 

Breakfast

We serve a full continental breakfast in the morning between 7:30-9:00 a.m.  This consists of hard boiled eggs, yogurt, granola, various breads, jam, cheese, almond butter, fruit, coffee and tea. This allows our guests the flexibility of eating when it works best for them and offers choices to accomodate personal dietary needs/preferences.
